Section 20 consultation didn't progress to the next stage

Symptom

A Section 20 consultation has reached the end of its statutory observation period but PropLink has not moved on to the next stage.

Cause

  • The 30-day observation period was paused because a leaseholder raised an objection that needs review.
  • PropLink is waiting on you to record outcomes of the observation period.
  • A required document is missing (estimates, contractor nominations).
  • The workflow is paused at organisation level.

Fix

    1. Open the consultation.
    2. Check the Observations tab — review any objections recorded.
    3. Check the Documents tab — ensure all required documents are uploaded.
    4. Once observations are addressed, click Move to next stage manually.

Prevent it next time

  • Action observations within the period rather than at the end.
  • Make sure leaseholder-nominated contractors are added promptly.

Section 20 has strict statutory deadlines. If you risk missing one, contact PropLink support promptly with the consultation reference. The Tribunal can grant dispensation but it is far better to comply on time.
