Coming soonBuilding Safety

BuildingThread

BuildingThread is the planned golden thread portal for residents of high-risk buildings (HRBs) and for the Building Safety Regulator. It is the resident-facing front door for the structured safety information that the Building Safety Act 2022 requires every Principal Accountable Person to keep.

This page describes the design we are building to.

What BuildingThread is for

The Building Safety Act 2022 places explicit duties on the Principal Accountable Person to:

  • Maintain a Golden Thread of information, a structured, current, accessible record of the building's safety-critical information.
  • Operate a resident engagement strategy, making sure residents have the information they need about their building's safety.
  • Enable residents to raise safety concerns and have those concerns considered.
  • Provide information to the Building Safety Regulator on request.

BuildingThread is the resident-facing portal that satisfies the residents' side of those duties. The managers' side lives in the admin app under Building Safety.

What residents will see

TabContent
BuildingThe building's address, registration reference, height, number of storeys, year built, principal accountable person
Safety caseThe latest safety case report and a summary readable without a safety qualification
RisksThe principal building safety risks identified for the building and how each is being managed
WorksRecent and upcoming building safety works
NoticesStatutory and informational notices from the Principal Accountable Person
DocumentsThe accessible documents in the golden thread (fire strategy, evacuation plan, recent inspection reports)
Raise a concernA form for raising a safety concern. Concerns are routed to the Principal Accountable Person and tracked to resolution

What residents will not see

  • Personal information about other residents.
  • Information that is genuinely commercially sensitive (for example contractor unit prices). The Regulator's published guidance on what can be redacted will be followed.
  • Anything outside the residents' building.

How residents will sign in

The same OTP model as ResidencePort. Each resident is invited by the Principal Accountable Person (or their managing agent) and signs in at your-org.buildingthread.com.

How the Regulator will access the data

Building Safety Regulator officers are issued accounts on the platform with read access scoped to the buildings they are reviewing. Their access is fully audit-logged.

Status today

The schema exists. The principal accountable person and HRB registration fields are live on sites. BuildingThread itself is Coming soon, there is no resident-facing portal at this time.
